Things To Consider

Property Transfer Tax

Unless you qualify for the First Time Home Buyers Program, you will be required to pay (in cash) Property Transfer Tax at the completion of your purchase as follows:

  • First $200,000 ••••• 1.0%
  • $200,001 - $2,000,000 ••••• 2.0%
  • $2,000,001 - $3,000,000 ••••• 3.0%
  • Over $3,000,001 ••••• 5.0%

First Time Home Buyers may qualify for a full exemption.

Downpayment

Lending institutions will usually require you to make a down-payment of at least 5% to 10% of the purchase price of the home. Lender and government policies may vary from time to time. 

  • From $1 - $500,000 = 5% Minimum
  • From $500,000 - $750,000 = 10% Minimum
  • Over $1,000,000 = 20% Minimum

Your deposit for the real estate transaction will generally form part of your down-payment. The Canadian Mortgage and Housing Corporation (CMHC) requires any buyer to purchase mortgage insurance when the down payment is less than 20%. Rates are from 1.8% - 3.6% based on down payment.
